Often it can make a major difference to do things that initially seem indulgent. In this situation an existing four-storey Grade II listed Victorian property was to be extended to the rear on two levels and completely refurbished throughout. The existing lower ground floor had been 'carved-up' 20 years previously; this had resulted in a large open plan space but with an ungenerous floor to ceiling height. In the new extension we could dig down and create a better volume for the additional space, but what really transformed the space was taking the existing floor plate down a further 6" with it. This was achieved by underpinning the whole building at the new formation level, the resultant main living space approx 35% of the property as a whole benefiting from the extra volume. The rear extensions were built in reclaimed London stocks which were dyed to match the exiting rear elevation, oak slatted rainscreens, a lichen covered 'green roof' and glazed screens.
